I've been in real estate since 1993, starting at nineteen in the back office of a brokerage, learning what crossed my desk long before I understood most of it. I became licensed in 2001 — the same year I opened my own real estate transaction coordination business.
Running that business put me in a position most agents never see: at the table with everyone involved in a deal — buyers, sellers, lenders, escrow, title — watching what actually makes a closing succeed, and what causes it to fall apart. I specialized in risk management. I attended mediations with my agents. I worked the details behind the scenes that no one else sees, and I know the contracts and forms inside and out.
Alongside that work, I represented hundreds of buyers and sellers directly, myself — across single-family homes, condos, townhomes, manufactured and mobile homes, and tiny homes.
Team Nitzel is a family business. My husband, Don — a full-time teacher — is my partner in it, and my kids pitch in too, setting up for open houses and more.
Everything I learned across those years is what went into The Informed Homeowner — the workbook I wrote so sellers could walk into their own sale with the same clarity I'd want for a friend.
